Office boiling water tap cost: what UK workplaces pay in 2026

17 min read

Hand pressing the lever of a chrome Billi XL dispenser to fill a glass in an office

The office boiling water tap cost for most UK workplaces is roughly £2,000 to £5,000 ex VAT for the system, depending on its size and water types. On top of that, budget for twice-yearly filter changes, fitting and electricity. Renting spreads the cost into a fixed monthly fee, and Billi rental includes servicing. Ask Billi for an exact quote.

Key takeaways

  • Boiling and chilled systems for 20 to 100 people typically cost about £2,000 to £4,000 ex VAT. Billi quotes each project, so its price may differ.
  • Systems that add sparkling water, such as the Quadra Sparkling 460 and OmniOne Pro 60, typically cost about £4,000 to £5,000 ex VAT.
  • Filters should be changed every six months, so budget for two filter changes a year or choose a service plan that includes them.
  • Heating water costs about 2.5p a litre at the 2026 average business electricity price of 24.51p per kWh, so a 40-person office spends roughly £190 a year heating its drinks water.
  • A Billi Quadra 440 or 460 needs a 13 amp switched socket at high level in the cupboard and 340 x 315 x 465 mm of space, with no vent grille.
  • Billi rental runs on 36 or 60 month terms at a fixed monthly fee with servicing included, or month to month on Billi Flex with 60 days’ notice.
  • Water Regs UK guidance treats a boiling water tap with a tank as an unvented water heater, so it needs backflow protection and a qualified installer.

Office boiling water tap cost in 2026

Most office systems cost roughly £2,000 to £5,000 ex VAT. The two things that move the price most are how many people the tap has to serve and whether you want sparkling water.

An office boiling water tap is a filtered tap fed by a unit under the worktop that keeps water ready at near boiling. Staff pour a drink straight away instead of queuing for a kettle. Most commercial models also give chilled water, and some add sparkling.

Sahara 360 XL Boiling, ambient 60 people £2,000 to £3,000
Quadra 460 XL Boiling, chilled 60 people £2,000 to £3,000
Quadra Compact XL Boiling, chilled 20 people £2,000 to £3,000
Quadra 440 XL Boiling, chilled 40 people £2,000 to £3,000
Quadra 4100 XL Boiling, chilled 100 people £3,000 to £4,000
Quadra Sparkling 460 XL Boiling, chilled, sparkling 60 people £4,000 to £5,000
OmniOne Pro 60 XL Boiling, chilled, sparkling 60 people £4,000 to £5,000

Guide ranges only, based on typical UK market prices in November 2026, ex VAT. Billi’s own prices may differ, so ask for a quote. Capacities from the Billi Quadra range pages.

Prices vary between suppliers, and a quote will depend on the dispenser finish, extras and your site. Other commercial makers, such as Zip HydroTap, sit in a similar range.

These are system prices only. Fitting, a riser or drip font, and a service plan are usually quoted on top.

What does a small office pay?

A small commercial boiling water tap for up to 20 people, such as the Billi Quadra Compact XL, typically falls in the £2,000 to £3,000 ex VAT range. If you only need boiling and room temperature water, the Sahara 360 XL sits in the same range. Ask Billi for an exact price.

How much more do chilled and sparkling options cost?

Chilled water adds little to the price. Sparkling moves a system into the top price range, about £4,000 to £5,000 ex VAT, plus a running cost for CO2. Pick the water types your team will use every day, not the full menu.

Billi OmniOne under-counter unit beside a CO2 cylinder for sparkling water

Sparkling systems such as OmniOne run from a CO2 cylinder next to the under-counter unit.

Most commercial hot water taps for offices come in one of four set-ups:

  • Boiling and ambient. The Billi Sahara. The cheapest way to replace kettles.
  • Boiling and chilled. The Quadra range. It replaces kettles and a bottled water cooler.
  • Boiling, chilled and sparkling. Quadra Sparkling and OmniOne. Needs a CO2 cylinder.
  • Plus models. Quadra Plus adds a gooseneck or paddle mixer for normal hot and cold, so one sink needs one tap.

The boiling and chilled water tap cost gap is small because both come from the same under-counter unit. Sparkling is different. You pay more for the system, then keep paying for gas. Replacement CO2 canisters are an ongoing cost, so ask Billi for current prices when you get a quote.

If you’re not sure your team will drink sparkling water, start with boiling and chilled.

How many people can one boiling water tap serve?

One commercial system serves between 20 and 100 people, depending on the model. Size it for your busiest 15 minutes, not your total headcount.

Size the system for the busiest break, not total headcount.

In the Billi Quadra range, the Compact covers up to 20 people and the 440 up to 40. The 460 covers up to 60 and the 4100 up to 100. A sales floor where everyone breaks at 10:30 needs more than an office where people drift in and out.

When we size a system, we first ask how many people use that kitchen in its busiest 15 minutes. That tells us more than the payroll does.

Two other checks help:

  • Cups per hour. Each model’s data sheet gives its boiling output in cups per hour. Compare this with your peak, not your daily total.
  • One big unit or two smaller ones. On a large floor, two office boiling water dispenser points can beat one big commercial unit. Queues drop, and one still works while the other is serviced.

For help matching a model to your building, see our page on boiling and chilled water for offices and professional services.

What does it cost to install an office hot water tap?

Office installation is quoted per site after a survey, because every kitchen is different. For comparison, Checkatrade says fitting a home boiling water tap usually takes about an hour. An office system takes longer and needs a mains cold water feed, a 13 amp switched socket inside the cupboard and room for the under-counter unit. A qualified plumber or technician should do the work.

A Billi Quadra 460 fitted in the staff kitchen at Thredd.

For a Billi Quadra 440 or 460, the under-counter unit measures 340 mm high, 315 mm wide and 465 mm deep. The 13 amp single switched socket must sit at high level in the cupboard where it’s easy to reach. The unit comes with a 1 metre flex and plug. Full details are on the Quadra 460 product page and data sheet.

Billi systems are water cooled, not air cooled. Many instant hot water systems lose heat through a fan. They need a vent in the cupboard door and space around the unit. A Billi doesn’t. On most office kitchens we survey, that means the Quadra fits the existing cupboard with no changes to the joinery.

Fitting is quoted per site because pipe runs, worktop material and access all vary. Billi’s team surveys the space before installing, so the quote covers what’s actually there.

Is a boiling water tap expensive to run?

Heating drinks water costs about 2.5p a litre at the 2026 average business electricity price. For a 40-person office, that’s roughly 76p a day or £190 a year.

Heating drinks water costs about 2.5p a litre at 2026 business electricity prices.

The average non-domestic electricity price was 24.51p per kWh in April to June 2026, including the Climate Change Levy, according to DESNZ Quarterly Energy Prices. Heating a litre of water from 12°C to 100°C takes about 0.103 kWh. That’s where the 2.5p comes from.

Office size Hot water a day Energy a day Cost a day Cost a year (250 days)
20 people 15 litres 1.54 kWh 38p £94
40 people 30 litres 3.08 kWh 76p £189
60 people 45 litres 4.62 kWh £1.13 £283
100 people 75 litres 7.70 kWh £1.89 £472

Method: 3 hot drinks per person per working day at 250 ml each, water heated from 12°C to 100°C, 24.51p per kWh (DESNZ, Q2 2026). Standby use is not included.

Is a boiling water tap cheaper to run than a kettle?

Heating one litre costs about the same in a kettle or a tap. The saving comes from the water you no longer waste.

People overfill kettles, then reboil them when they wander off. In a shared kitchen that happens many times a day. A tap heats and pours only what lands in the cup. Billi systems also reuse waste heat from the chiller to preheat the boiling water. A 7-day time switch powers the unit down outside office hours. Filters, servicing and CO2: the costs people forget

Filters need changing every six months. Filters, servicing and CO2 for sparkling systems are ongoing costs, so include them in your budget from day one.

Billi UK service van

Billi service plans cover filter changes and checks.

Billi recommends a filter change every six months even if the tap is lightly used, because filters build up organic matter over time. Filters are consumables, so the two-year system warranty doesn’t cover them. The scale filter keeps limescale out of the boiling tank, which matters most in hard water areas.

On the sites our engineers look after, a filter left long past six months is a common cause of slow flow and scale call-outs.

Billi service plans cover filter changes and checks so you don’t have to track them:

Plan What it covers Billi recommends it for
Silver 2 scheduled visits a year. Filters changed and machine checked. Extra parts and labour not included Routine maintenance
Gold All parts and labour, scheduled and unscheduled visits, unlimited call-outs Systems out of warranty
Combi 3 2 years of Silver, then 1 year of Gold Systems fitted in the last 6 months
Combi 5 2 years of Silver, then 3 years of Gold Brand new systems

Billi doesn’t publish plan prices online, so ask for a quote. If you manage several buildings, our facilities management team can put every site on one agreement.

Is it cheaper to rent or buy a boiling water tap?

Buying usually costs less in cash over five years if you can pay upfront and run a service plan. Renting spreads the cost into one fixed fee with servicing included, which suits shorter leases.

Rent or buy, filters and electricity carry on either way.

Filters and electricity carry on whichever way you pay, so the real office boiling water tap cost over five years is well above the price tag. Here’s a 40-person office with a Billi Quadra 440:

Five-year cost item Buy outright Rent from Billi
System About £2,000 to £3,000 upfront No upfront cost, fixed monthly fee
Filters (10 changes) Two changes a year, priced by Billi Included in servicing
Servicing and repairs Service plan quoted per site Included
Electricity About £940 About £940
Known five-year total System, filters, fitting and plan, plus about £940 electricity Monthly fee x 60 plus electricity
End of term You own the system Roll on, upgrade or hand it back

Sources: guide system range as above. Electricity from the running cost table. Rental terms from Billi rental, checked November 2026.

As a guide to boiling water tap rental prices, office boiling and chilled taps typically rent for about £15 to £40 a week across the UK market, depending on the model and contract. Billi quotes its rental as a fixed monthly fee, so ask for an exact figure.

Billi rental runs for 36 or 60 months with a credit check. Billi Flex rolls on with 60 days’ notice for offices on short leases. For the pros and cons, read should you rent or buy a water dispenser for your office.

What UK rules apply to a commercial boiling water tap?

In England and Wales, every boiling water tap on a mains supply must meet the Water Supply (Water Fittings) Regulations 1999. Scotland and Northern Ireland have matching rules.

Water Regs UK guidance on multifunction taps treats a boiling water tap with a storage tank of any size as an unvented water heater. It treats the whole set-up as a secondary hot water system. Under Schedule 2 of the regulations, that means:

  • devices to stop heated water flowing back into the mains (paragraph 15)
  • a way to stop stored water going above 100°C (paragraph 18)
  • safety device discharges that are safe and easy to see (paragraph 19)
  • no constant waste of water from those devices (paragraph 22)

The guidance adds that Part G of the Building Regulations may apply too.

For your budget, that rules out a handyman fit. Ask your supplier for evidence the product meets Regulation 4, such as Water Regulations Advisory Scheme (WRAS) approval. Then use an installer who knows these rules. Billi operates an ISO 9001 quality management system, and the Quadra range is Global GreenTag certified at Gold level.

How to get an accurate price in six steps

Give your supplier six facts and they can quote properly first time. These steps pin down your office boiling water tap cost before anyone visits.

A survey checks the worktop, cupboard, power and water before fitting.

  1. Count your peak users. Note how many people use each kitchen in its busiest 15 minutes, as well as total headcount.
  2. Choose your water types. Decide on boiling and ambient, boiling and chilled, or boiling, chilled and sparkling.
  3. Measure the cupboard. A Quadra 440 or 460 needs 340 x 315 x 465 mm under the worktop. Note the worktop material.
  4. Check power and water. Look for a 13 amp switched socket at high level in the cupboard and a mains cold water feed with an isolating valve.
  5. Decide how you’ll pay. Buy with a service plan, rent on a 36 or 60 month term, or use Billi Flex for a short lease.
  6. Book a survey or visit. Ask for a site survey, or see the systems at our Farringdon showroom. You can also try the Billi spec generator to shortlist models first.

Are boiling water taps safe in the workplace?

Yes, when they’re fitted properly and kept serviced. A fixed tap with a safety switch is harder to misuse than a full kettle carried across a busy kitchen.

Billi boiling water tap with a red boiling lever and blue chilled lever

Colour-coded levers make boiling and chilled water easy to tell apart.

Billi boiling dispensers need a safety switch to pour boiling water. They use SplashFree technology to cut splashing and stop accidental pours. The water fittings rules add a second layer, because safety devices must stop stored water going above 100°C.

For staff with sight loss or other access needs, Billi XL dispensers come with colour-coded red and blue levers and optional Braille pads. Touch and remote dispensers are also available if levers don’t suit your space.

Put a short note by the tap showing which lever does what, and include it in your new starter tour.

Frequently asked questions

How much does a boiling water tap cost for an office?

A boiling water tap for an office typically costs about £2,000 to £5,000 ex VAT for the system. Smaller 20-person boiling and chilled units sit at the lower end. Sparkling systems for 60 people sit at the top. Fitting, filters and any service plan are extra, and Billi quotes each project.

What is the average price of a boiling water tap?

Home boiling water taps usually cost a few hundred pounds, according to Checkatrade’s cost guide. Commercial systems cost far more because they serve 20 to 100 people and add chilled or sparkling water. Expect roughly £2,000 to £5,000 ex VAT, though Billi’s own quote may differ.

How much does an office boiling water tap cost to run?

Expect about 2.5p for every litre of boiling water, based on the 2026 average business electricity price of 24.51p per kWh. A 40-person office using 30 litres a day spends around 76p a day, or about £190 a year. Standby use, filters and servicing come on top.

How much does it cost to fit a boiling water tap?

Fitting a home tap usually takes around an hour, according to Checkatrade. Office systems take longer because of pipe runs, worktop holes and the larger under-counter unit, so they’re quoted per site after a survey. Most need a 13 amp switched socket and a mains cold water feed.

Are boiling water taps worth the money?

They usually are when a lot of people share one kitchen. A tap ends kettle queues and overfilled kettles, and a boiling and chilled model can replace a bottled water cooler too. Weigh the system price against twice-yearly filter changes and electricity. For a very small team, a kettle may still be cheaper.

Is it cheaper to rent or buy a boiling water tap?

It depends on how long you’ll stay in the building. Buying suits offices on a long lease that can pay upfront and book filter changes. Renting spreads the cost into a fixed fee with servicing included, which suits shorter leases. Billi rental runs on 36 or 60 month terms, or monthly on Billi Flex.

How often do you change the filter on a boiling water tap?

Change the filter every six months, even if the tap gets light use. Billi says filters gather organic matter over time, and replacing them twice a year stops biofilm building up and keeps the water tasting right. Filters are consumables, so the system warranty doesn’t cover them.

How many people can one boiling water tap serve?

One commercial system serves between 20 and 100 people, depending on the model. In the Billi Quadra range, the Compact covers up to 20 people, the 440 up to 40, the 460 up to 60 and the 4100 up to 100. Size it for your busiest break, not total headcount.

Are boiling water taps safe in the workplace?

Yes, when they’re fitted properly and kept serviced. Billi boiling dispensers need a safety switch to pour boiling water and use SplashFree technology to cut splashing. The water fittings rules also require safety devices so stored water never goes above 100°C. Red and blue levers and Braille pads are options.

What does a commercial boiling water tap price include?

A commercial boiling water tap price usually covers the under-counter unit and the dispenser tap. Fitting, a riser or drip font, spare filters and a service plan are often priced separately. Billi systems come with a two-year parts and labour warranty, so check exactly what each quote includes before you compare.
